PROJECT APPROACH

Planning and guiding a project through the design and approval process is a very complex process. The methodology we use for project development is a logical sequence of tasks that provides the developer with an assessment of their options, cost analysis and the cost benefit (profit) ratios. The guiding principle is to do it correctly the first time and avoid pitfalls.


DESIGN METHODOLOGY

Inventory of the physical site:
This includes both the positive and negative factors of a site. The recognition of site-feature potential and the problematical areas such as wetlands, archeological sites, geology and soil problems.

Research phase:
Consists of gathering information pertaining to the site and surrounding areas. Zoning, special restrictions or guidelines imposed by various agencies, community input, market conditions, and other factors that would effect the design-decision making process.

Analysis phase:
Evaluate the information from steps 1 and 2. Establish functional relationships of site activities, cost-profit ratios, pedestrian and auto circulation patterns. Infrastructure and engineering requirements and formation of project program in this phase results in a cohesive design framework integrating all elements that will effect the design approach.

Conceptual design:
Graphically and diagrammatically illustrates the components of the program including the engineering infrastructure grading drainage, circulation patterns, amenities, and linkages to the surrounding area. Input from auxiliary design professionals.

The Approval and Presentation Phase:
A presentation and guidance process with approving agencies and marketing personnel - This is a reality check to make sure everything is on the correct track and the potential problems are resolved.

Design Development Phase:
Refines and finalizes the design from the conceptual phase and integrates changes and adjustments as may be necessary. Coordination of engineering - landscape and other design parameters.

Construction Documentation:
Produce a coordinated set of documents for bidding and construction.

The central objective of Community Participatory Planning is the achievement of a consensus among participants in community workshops about what should happen in their community.

Although total agreement is most usually considered purely a utopian hope in participatory endeavors, we believe that attainment of the very highest achievable level of agreement is possible because participants work with each other toward this shared goal. They are assisted by the professional design team in processes of testing, synthesis, and selection of the most appropriate approaches to their future. If individuals do not always get 100% of what they originally wanted, they understand the reasons behind the outcome, precisely becuase they have been included in the participatory planning process. People working within this forum move from hands-on creativity, to agreement and understanding, to achieving implemented results, and take with them the satisfaction and recognition that comes from taking an active role in their community's development.
