America Center Office Park, currently under construction, incorporated design and planning challenges due to the proximity of the site to natural habitat areas, budgetary restrictions arising from the changing economic climate of 2001, and the site's former use as a landfill. Carducci & Associates, Inc. worked with owl habitat specialists to build a sanctuary for bay native burrowing owls on-site, while mizimizing the impact of environmental reglatory restrictions on the site developers, and their wish to make the most of their land investment. After initial development of the landscape and site plans, Carducci & Associates, Inc. worked with the client to establish a phased development schedule (shown), that allows for a staggered construction cycle. The result of this phased development allowed the client to bring in income on their investment early on in the development of a large site that would otherwise have been prohibitively expensive during the 2001 economic slow-down. |
